All applicants must be 18 years or older, or a legally emancipated minor.

MINIMUM RESIDENT SELECTION CRITERIA:

• Rental History- One year of favorable rental history must be provided.  Complete names, addresses and landlord telephone numbers are required.  Unlawful detainers or Evictions are not acceptable.
• Income- Monthly gross income will be verified.  If you are self-employed additional information is required.  (Previous 2 years’ tax filings, bank records, business references, etc.)
• Credit Status- Credit score will be obtained from Trans Union. Minimum credit score is 560.
• Criminal History- Statewide criminal background check will be collected.    0 or NO Felony or Gross Misdemeanor charge allowed in the previous 5 years and only 1 Felony or Gross Misdemeanor charge allowed in the previous 10 years.

The above criteria is the minimum requirements. Each property managed by St. Cloud Rental Resource, Inc. reserves the right to set their own criteria.  A copy of the criteria for a specific property is available upon request.

Failure to meet the minimum resident selection criteria may result in additional required items, such as:  Satisfactory Co-Signature(s) on lease, additional pre-paid rent, and/or additional deposit(s).

Full payment of the security deposit and application fee(s) is/are required at the time of application.  One application for each adult is required.  The application fee is NON-REFUNDABLE.  No unit will be held without a security deposit.  The security deposit will be refunded if the application is denied.
